I built OwnerNote because I hold owner-financed notes myself, and the tools I could find were built for a desktop computer in 1995.
Why it exists
Carrying back a note is a normal thing to do and a strange thing to own. The day after closing you are a lender, with a lender's arithmetic and a lender's paperwork, and nobody hands you the software for it. So you keep a spreadsheet. It works, right up until the month a payment comes in short, or comes in late, or comes in twice — and then the balance you have been carrying forward quietly stops matching the balance the note actually has.
I wanted something that would hold the terms once, apply every payment the same way, and give me a payoff figure I would be willing to send to a title company. That is what this is. It does that job and it tries not to do anything else.
How support works
Support is by email, and that is the whole policy. Write to me and I will reply, usually within about two business days.
There is no phone number and there will not be one. That is a choice, not an oversight. A phone line means either I stop building and start answering, or I hire someone who has never held a note to read from a script — and the second one produces worse answers than the email would have. Writing it down also means the reply is something you can keep, forward to your accountant, and read again in six months. Questions about a note are rarely urgent to the minute and are almost always easier to answer with the numbers in front of both of us.
The free tier does not include support. Paid accounts get the email reply above. I would rather tell you that plainly than imply a level of hand-holding that does not exist.

What OwnerNote is not
OwnerNote is a tracking tool, not a servicer. It never touches your borrower's funds and it never touches yours. Payments go from your borrower to you exactly as they do today; OwnerNote records what arrived and works out what it did to the balance. It does not collect, hold, disburse, or escrow money, and it is not a party to your note.
It is also not a substitute for your lawyer or your accountant. The writing on this site is general information about how owner financing works. Your note, your state, and your situation are specific, and a licensed professional who has read your documents will always beat a web page that has not.
