Payoff quote calculator

Calculate an informational payoff estimate as of a specific date from the note terms and transaction history. No signup or JavaScript is required.

Each entry needs a positive sequence, kind, effective date, and exact dollar-string amount. Reversals name the sequence they reverse. Maximum 480 records and 64 KiB.

What this estimate means

This page replays the payment history through the selected date using OwnerNote’s calculation engine. It displays the engine’s payoff amount, calculated-through date, and separately labelled informational per-day amount. The page does not add a future per-day amount, invent a “good through” date, or turn the result into an official payoff statement.

The estimate depends on complete and accurate terms and history. Enter payments, principal curtailments, and reversals exactly as the ledger records them. A reversal has its own effective date and identifies the earlier sequence it reverses. Missing, duplicated, malformed, or contradictory entries are rejected rather than silently repaired.

Verify before anyone acts

OwnerNote is tracking and calculation software, not a lender, servicer, escrow agent, payment processor, debt collector, or professional adviser. A generated estimate is not an official creditor payoff statement, demand, settlement figure, or authority to release an obligation. Independently verify the governing agreement, transaction records, and applicable requirements before paying, collecting, settling, or releasing collateral.

The per-day amount is informational only. If the expected payment date changes, request a fresh calculation for that date. Do not add or multiply the displayed per-day amount to construct a new payoff figure outside the engine.

Use the quote date as the date on which the balance is being read, not as a promise about when funds will arrive. Interest and payment application are date-sensitive, so a payment entered with the wrong effective date can change both the principal balance and the accrued interest. Keep the ledger in sequence order when entering it for review, while remembering that the calculation engine applies its own authoritative date and sequence ordering. A curtailment reduces principal; it is not the same event as a regular payment. A reversal records a dated change to an earlier event and must identify that earlier sequence. Never use a reversal as a second negative payment.

Before relying on a result, compare the displayed inputs with the signed note, payment receipts, bank statements, and any written payment-application agreement. Check whether a balloon clause, late charge, escrow item, payoff fee, or other contract term belongs in a separate review. This page intentionally does not capture names or account numbers, does not issue a document for signature, and does not authorize a lien release. Preserve the underlying records and ask the responsible note holder or a qualified professional to resolve discrepancies.

Privacy and request handling

Financial history is submitted in the request body, not placed in the address bar. The result is returned directly at this bare route with no redirect, no shareable parameterized URL, and instructions not to cache it. Avoid pasting private borrower information into the ledger: this calculator needs transaction facts, not names, addresses, account numbers, or explanatory notes.
